Risks in rental properties: investors' perceptions

Objective: The aim of this study is to analyze the risk perceptions of investors who work with property leasing in the city of Vitoria da Conquista - BA.Metodology / Approach: Semi-structured questionnaires were applied and interviews were conducted with 85 investors. In addition, eight research hypotheses were tested using the method of ordinary least squares.Originality / Relevance: Faced with a scarce literature, the study analyzes the risk perception of investors at the individual level of rental properties, establishes a connection with the real estate market and emerges as an information alternative for those who wish to invest in this sector.Main Results: Differences were identified in the investors' own perceptions, in which, in the formation of their perception of risk, there were greater weights to rent arrears, non-receipt of rent and vacancy, being more important than variables related to the sudden return of the property, default on usage expenses, maintenance due to demand and damages by tenants, and government expropriation.Theoretical / Metodology contributions: It is necessary to understand the risks that investors in rental properties are susceptible to, as well as the formation of the perception of these investors. This study provides additional information for those wishing to apply resources in this sector, as well as contributes to the discussions of real estate investments.
