•The role of water in SBA-15 on SH- and NH2-organosilane loading was studied.•The higher the amount of water the higher the level of modifier loading occurs.•The amount of MPTMS and water in SBA-15 affects on oligomerization of MPTMS.•Too high density of modifier in SBA-15 decreases catalytic activity.
